When building a new house, most people don't realize that the builder offers a 1 year warranty to take care of any repairs that are needed within that first year of living in the new residence. Once the warranty is up, any damage done to the house will then be the owner's responsibility.

The Happy Property Inspector wants to help home owners take full advantage of this warranty while they still can. We'll come in before the warranty runs out and inspect your home for any of the defects or problems that may have arisen within that first year. These issues can include problems with the house settling, or with the foundation, or any minor damages like drywall cracks, nail pops, water stains in a crawl space or on the floor because of leaks, etc. We'll come in and find out what needs to be fixed so you, as the home owner, can report it to your builder before the warranty expires, saving you valuable time and money.
